Since June 2018 that is emerging as one of the most important aspects of a listing.

That's when the BC government mandated that a Realtor cannot represent more than one party in a transaction. Prior to the change it was the norm for a buyer to call the listing Realtor, request a viewing and often make an offer on the property with that Realtor.

But because a Realtor can no longer represent the buyer in that scenario many Realtors suggest to inquiring buyers that they view the listing with the Realtor they would write their offer with, in the event they decide to make an offer.

In other words, the Realtor with the most knowledge of the listing is often the least likeliest to show it to a buyer.

Which means that sellers more than ever need a Realtor who is able to make it easy for other Realtors to sell their property.
